What we do

Each client has different requirements so you may only want us to do some of the following estate management duties:

  • We collect ground rent and service charges, keeping full accounts and administering a bank account on your behalf.
  • We arrange for a full survey of your building if required.
  • We prepare budgets for an ongoing maintenance programme.
  • We organise buildings insurance cover and help with claims when needed.
  • We look after the general maintenance of the structure of the building as well as the general repair and decoration of common areas.
  • We can organise cleaning and gardening.
  • We prepare specifications, obtain tenders, negotiate tenders and administrate major works.
  • We deal with and help resolve any disputes between flat owners.
  • We act as company secretary for the management company, keeping records, minuting meetings, completing and submitting the annual return etc. as well as submitting accounts to flat owners for their perusal.

  • We advise on the implications of legislation and the necessary measures needed to ensure compliance.
  • We advise on any matters arising from problems with leases.
  • We liaise with solicitors acting on behalf of flat owners selling their flats and the consequent changes in share ownership.
  • On request, we will instigate proceedings on behalf of flat owners against any one of their number who fail to comply with their lease obligations.
  • If you don’t own your own freehold we can advise you and all the other flat owners on how to buy it. Alternatively, you may be able to extend the length of your flat lease.
